Our January meeting was well attended. After
our standard introductions, I informed the attendees of the status of collecting past due HOA dues. In
2010, when we started to file Small Claims instead of Liens, we successfully collected $21,000. This past
year, 2011, the collection was $53,000 giving us a total of $74,000 since the effort was started. We will
probably write off some that are uncollectable however, many of those remaining outstanding are on a payment plan.
Our success has been due to the perseverance of Avail following through in the claims and collection process.
Notification has been sent to all owners via both e-mail and USPS of the upcoming Annual
meeting and Board member elections. It was necessary to send the notice both ways since for an unknown
reason the USPS delivery was delayed, we needed to do an “e-mail blast” to meet the legal timeframe for notification.
There are 3 Board seats up for re-election and any owner of record can volunteer to run.
The recent wind storm caused some major damage. A large tree outside
the wall on Washington fell and fractured the wall partially blocking Emerald. In addition, about seven
plus trees were uprooted and will need replacement. Some owners had damage to property on their patio.
Another compliment to Desert Concepts for reacting to insure any damage compromising safety was immediately taken care
of.
The Board had received an e-mail requesting
we add a second pickle ball court since some owners had to wait a turn to use it. We indicated we reviewed
the usage of the courts and owners using the remaining courts for tennis, had the same wait many times. Creating another pickle
court would only exacerbate the problem for tennis. A second court will not be made. The temporary striping
for the pickle ball court will be made permanent this coming week.
At the same time we responded to owners wanting to invite outside tennis and/or pickle ball players. The stated reason
was that we allow outside golfers. Our response was that the tennis courts are for owner use only and explained outside golfers
are allowed (and solicited) because they PAY, offsetting some of our maintenance costs. Considering the above wait problem,
outsider use would aggravate the situation
Responding to an owner request, Avail
will e-mail select pages of our financial summary prior to the monthly meeting. This will give any owner an opportunity to
review the numbers and raise any questions regarding it. A reminder that our monthly report containing the information we
pass on at the meeting, is available to all owners. We believe the financial summary will suffice but will add additional
pages if needed.
